You can apply for an Avara rental apartment without electronic identification. Usually, the application is made in the OmaAvara service with bank codes or a mobile certificate, but an alternative method is available in situations where identification is not possible.

This situation may be, for example, if the applicant is a minor, lives abroad, is not a Finnish citizen or does not have Finnish bank codes or a mobile certificate.

How to Apply for an Apartment without Electronic Identification

Submit Your Application

Once you have submitted your application, we will contact you via secure email so that you can safely provide any required additional documents.

What happens after I submit my application?

After you receive an email from us, please be prepared to provide the following documents as attachments to your application.

As a real estate agency, we are legally obligated to identify our customers before entering into a contractual relationship (Act on Preventing Money Laundering and Terrorist Financing).

For identification purposes, we require the following documents:

  • A valid passport or EU identity card
  • A residence permit or registration certificate (A residence permit or an EU citizen’s registration certificate in Finland confirms lawful residence [dvv.fi]

Please also provide the following information to complete your application:

  • Proof of income (e.g. an employment contract, payslip, or certificate of studies)
  • A reference is recommended if you do not have a Finnish credit history; for example, a reference from a previous landlord may improve your chances of securing an apartment.

The Digital and Population Data Services Agency (DVV) issues a Finnish personal identity code when a foreign national registers in Finland. This makes identification in many services easier. Note: Please inform the landlord immediately once you receive your personal identity code.

Once we have received the necessary information and attachments, we may make you an offer for an apartment that matches your application criteria or is close to them. After that, we can arrange an apartment viewing.

At the viewing, you must verify your identity and present the same identification document that was attached to your application.

The lease agreement can be signed electronically if you have the required tools. Otherwise, the agreement can be completed in paper form or via email.

If you have not attended an apartment viewing, your identity must be verified using your identity document before signing the lease agreement, either in a scheduled meeting or via a video call.

After the lease agreement has been signed, you will receive an invoice by email on the next business day for the rent payment and, if a security deposit has been agreed in the lease, a separate invoice for the deposit.

You will also receive instructions on where and when you can collect the keys.

The rent and any security deposit must be visible as paid before the keys can be handed over. This may take up to approximately 4 banking days.
