During 2025, three new residential developments were completed in two different blocks in Central Pasila, Helsinki, providing a total of 235 Avara rental apartments. Of the apartments completed, 179 are affordable ARA rental apartments financed with a short-term interest subsidy loan, and 56 are non-subsidised, market-based rental apartments.
A diverse range of apartments and five commercial premises near Tripla in the Ratapiha blocks
The first of Avara’s Pasila developments to be completed were the two residential buildings on Tulistimenkatu, which were finished in summer 2025. These buildings comprise 44 affordable ARA rental apartments with a short-term interest subsidy and 56 non-subsidised rental apartments.
In autumn 2025, a further development was completed at the corner of Veturitie and Höyrykatu, providing 135 ARA rental apartments as well as five commercial premises.
Energy-efficient rental apartments in rapidly developing Central Pasila
Construction of the Ratapiha railway yard blocks began in 2018, and according to current plans, the area will provide housing for more than 3,000 residents by 2030.
Avara’s completed developments are located north of the Mall of Tripla, close to excellent transport connections and services. The properties include energy class A rental apartments, ranging from compact studio apartments to larger four-room apartments.
The Central Pasila developments complement Avara’s two residential portfolios
Of the rental apartments completed in the new developments, 179 complement the housing portfolio of the Avara Vuokrakodit I Ky fund, which invests in affordable housing. The remaining 56 apartments became part of the Avara Residential Fund II, which invests in non-subsidised rental housing in Finland’s growth centres. The key investors in both funds include several professional institutional investors.
